Estate operations for Singapore MCSTs
One desk for everything your estate runs on — defects, vendors, minutes, AGMs, compliance and collections — with AI staff that draft the work and humans who sign it. Built for managing agents and self-managed MCSTs in Singapore.

The problem
We shadowed condo managers and property executives. The overwhelm isn't the work — it's three kinds of friction the tools never fixed.
Forty WhatsApp threads, phone calls, walk-ins, a paper occurrence book. Every instruction retyped or remembered — until one from a council member isn't.
Minutes typed over the weekend. Warning letters, quote comparisons, s47 certificates, the monthly council report — all drafted from scratch, again.
“How many times have we warned #12-05?” When the manager resigns — and 25–30% do each year — the estate walks out the door with them.
How it works
Forward a WhatsApp, snap a meter, record the meeting, photograph the quote. No forms, no new habits — staff and vendors keep working the way they already do.
Minutes, work orders, chasers, PQM comparisons, budgets, letters — drafted from your estate's own data, with the evidence attached to every line.
Approval queues, autonomy tiers and audit trails. AI never releases money, never awards contracts, never sends a legal letter. Your people stay accountable — with time to be.
Matters-arising packs, renewal evidence, “we caught it” savings charts. Being seen to follow up stops being perception and becomes printed fact.
The platform
Every instruction from every channel becomes a numbered, evidence-backed case. Council items pinned, never auto-closed.
Fault to dispatched work order in minutes, with SLA timers and photo proof — and a vendor portal contractors actually want to use.
Audio in, certified minutes out. Budgets drafted from your own ledger. Arrears chased politely and relentlessly.
Eight AI colleagues — concierge, works coordinator, accounts, procurement, compliance, meeting secretary, night duty, chief of staff — for a fraction of one salary.
Pricing
Billed annually. All plans include the full platform, the AI office, unlimited vendor and council seats, and onboarding done for you.
Prices exclude GST. Compare: a 3-person management office costs S$148,000–188,000 a year fully loaded. An AGM motion to adopt EstateDesk is a cost cut, not a new expense — we draft the motion for you.

Questions councils ask
Yes — that's the Duo plan, for estates of roughly 120–400 units that don't need a managing agent team. The manager does what only a human can: walks the estate, meets residents, supervises works, carries the pager on rostered weeks. The AI office does the rest — front desk, accounts preparation, procurement paperwork, compliance chasing, minutes — and the council keeps the signatures and decisions it holds by law anyway. Leave and MC are covered by a locum pack (a relief manager is productive on day one, because the handover is a login) and a safe no-manager mode. All-in — manager, EstateDesk, locum budget — typically S$106–135k a year, against S$148–188k for an MA-run three-person office.
A clean estate: 3–7 days. A takeover from another managing agent: operational in week one — fault reporting, WhatsApp and registers — with finances cut over within two billing cycles. Onboarding is a service we run, not homework we set you.
No. Autonomy is tiered and your council sets the tiers. Drafts that touch residents' money, legal positions or council members always wait for a named human. For the first 60–90 days the AI runs in shadow mode so you can compare its drafts against reality before granting anything.
No — keep it. Residents stay on iCondo or iPlusLiving (and WhatsApp); EstateDesk syncs behind the scenes and runs the operations those apps hand to your inbox. A fault reported in the resident app becomes a tracked work order with an SLA clock, and the resident gets the closure update back in the same app they reported it in. Their app experience gets better, not replaced.
It leaves with you. The MCST owns its records under the BMSMA — strata roll, minutes, contracts, financials, evidence — and EstateDesk exports a complete, structured handover pack at any time. We'd rather earn the renewal.
